Independent Mold Assessment
For jobs with visible mold growth, we recommend an independent mold assessment by a certified industrial hygienist before remediation begins. An independent assessor tests air quality and surface samples, identifies mold species present, quantifies spore concentrations, and produces a remediation protocol. The remediator and the assessor should not be the same company. Independent assessment produces unbiased results that insurance carriers and regulatory agencies accept.
Containment
For any mold growth exceeding 10 contiguous square feet, the IICRC S520 standard requires formal containment. We establish plastic barrier containment that physically isolates the affected area from the rest of your home. A negative air pressure system inside the containment zone prevents mold spores from escaping to unaffected areas when walls are opened and materials are removed. Dedicated entry and exit points with decontamination protocol prevent spore transport on technician clothing and equipment.
HEPA Air Filtration
HEPA negative air machines run inside the containment zone continuously throughout the remediation. They capture airborne mold spores produced when affected materials are disturbed during removal. The air inside the containment zone passes through HEPA filtration before it is exhausted. This prevents spore distribution to unaffected areas during active remediation work.
Removal of Contaminated Materials
All Condition 3 materials are removed. Condition 3 under the IICRC S520 standard means materials that are visibly mold affected or that laboratory analysis confirms are contaminated beyond the normal fungal ecology of the material type.
Drywall with visible mold growth is removed. Insulation in mold-affected wall and ceiling cavities is removed. Flooring that shows mold growth beneath it is removed. Cabinetry with mold on interior surfaces is removed. Porous materials cannot be cleaned to a verifiably safe standard once mold has established. Removal is the only protocol the S520 standard allows for Condition 3 porous materials.
Antimicrobial Treatment of Remaining Surfaces
After all Condition 3 materials are removed, remaining structural surfaces receive EPA approved antimicrobial treatment. Structural framing. Wall cavity surfaces. Concrete slab. These surfaces are cleaned, HEPA vacuumed, and treated with antimicrobial agents rated for mold remediation.
HVAC System Remediation When Required
When mold is identified in the HVAC system, coil cleaning, duct cleaning, and in some cases component replacement are required. HVAC mold remediation uses specialized equipment to clean duct interiors without distributing spores through the system. Severely contaminated flex duct is replaced. HVAC involvement is a step change in cost. If spores have loaded the return, coil, or flex duct, the system has to be cleaned or components replaced, typically $1,500 to $6,000 on top of the wall-cavity work.
Post-Remediation Clearance Testing
After all remediation work is complete, independent post-remediation clearance testing verifies that mold levels inside the contained area have returned to normal fungal ecology. Yes. Mold remediation is the physical process of containing, removing, and treating mold growth based on the inspection findings and IICRC S520 protocol.
